[00:00:24] who started managing many years ago remember the hassle of keys. I was only a small property

[00:00:30] management business way back and my bunch weighed a ton. In the last number of years,

[00:00:35] smartlock solutions have been springing forth, promising you saved time, convenience for

[00:00:40] guests and no more lost keys. Today we're learning about one of those solutions.

[00:00:46] Today my guest is Peter who will explain to me about Ringo. Hello Peter, how are you?

[00:00:52] Hey, how are you? Thank you very much for coming along today.

[00:00:57] Thank you. Thank you for inviting me. My pleasure. Peter, as usual, we're going to launch straight

[00:01:04] into it. Can you please tell us in one sentence what does Ringo do? So Ringo is a device that can

[00:01:12] turn any door into a smart door. So that means that you can basically control it or open it

[00:01:19] from remote or from near. Yeah, any phone. Yeah. Yeah, great. And that's front door of the building

[00:01:28] and front door of the property. Yes. If the apartment or accommodation is in the apartment

[00:01:34] building you can open even the apartment building door. Yeah, lovely. Okay. So as per our new

[00:01:40] format we're going to do some screen sharing. So can you show us? Can you take us through?

[00:01:45] What is it like to start working with Ringo and what do we see? Okay. So I'm going to share my

[00:01:54] desktop just a second. Can you see my screen? Not yet. Yep, there we go. Yeah, logging in.

[00:02:01] All right. So this is basically our user interface. I'm going to just log in with

[00:02:06] my account right here. Okay. So here I have a couple of doors. One is demo door just for

[00:02:14] showing usage here. And here are actually my two, actually real door. So building and

[00:02:23] Peter Park apartment. So this is actually a real apartment here in Slovenia in Dubliana.

[00:02:29] And you can see that I have a picture here of the front door of the building and the picture

[00:02:34] of my apartment door. So when the guests arrive they can immediately recognize that

[00:02:40] door. So here actually we have digital keys. I'll show you and here are my active valid digital

[00:02:49] keys and expired digital keys. You can see that I've had some guests and I'm going to just give

[00:02:54] you a quick scenario so I can create a key for me and I can choose even the date or schedule for

[00:03:03] today. I'm going to just use date and I'm going to say that it's valid until tomorrow

[00:03:10] and I'm going to see that I have access to building and Peter Park apartment

[00:03:17] and I'm going to generate digital key. So here the digital key was created

[00:03:24] and you can see it here in the lower list. Yes. So I'm going to actually now copy this

[00:03:34] link and I'm going to share it to myself. You know just for the purpose of showing the demonstration.

[00:03:42] Yeah. And from here on I'm going to share my screen of my phone so you can actually see how

[00:03:50] I can open the apartment. So yeah. So you shared it on WhatsApp? I shared it on SMS. This is

[00:03:57] messages from iPhone. So now can you see my screen again? You have to put away the

[00:04:06] iPhone message. Yes, I can see your phone screen. Okay. So see now I'm going to messages and here

[00:04:13] you can actually just give me a second. I need to like do this to receive the message.

[00:04:27] Okay. Here it is. Yeah. Okay. So let me let's say that I'm a guest and I as a host,

[00:04:35] I sent you know a message with a digital key to a guest. So the guest then clicks this link.

[00:04:42] It opens in a browser and now I have you know option to open both doors. So there is no more

[00:04:48] settings around it. Guest doesn't need to register, doesn't need to download anything. It's

[00:04:54] basically he just clicks a link and it can be from WhatsApp, it can be from email, it can be from

[00:04:58] any channel you want. Yeah. And let's say that I want to open a building door. It says you know

[00:05:04] do you still want to open door because we want to prevent pocket opening you know by mistake.

[00:05:09] So I can then open and right now I actually opened the building in Rubiana in Slovenia

[00:05:16] right now. Yeah. Because it's building you know it is going to lock it back in like five

[00:05:21] seconds. Yeah. So I'm gonna now stop sharing my phone. Yeah. And I'm gonna return back to our

[00:05:28] user interface here and I'm gonna show you just a second.

[00:05:37] My doors.

[00:05:41] Okay. And I'm gonna show you history of locks

[00:05:46] and see Peter opened via digital key 1208 which was one minute ago with the status okay.

[00:05:55] And that means that I have successfully opened the building door although I'm not at the

[00:05:59] location of the building and all these digital footprints can be then logged into our system.

[00:06:06] Okay. So it's very usual. Can I start asking some questions? Because we've jumped ahead

[00:06:13] and we've got the key. I would like to know how do you add a door? So I add a door here really simply

[00:06:19] you know with a button and I you know say like okay so the user is Peter and I'm gonna select

[00:06:29] myself. I say like you know entry door let's say three and I select which city it is just for

[00:06:38] information. Yeah. And then here is really important I need to enter some kind of an ID which we already

[00:06:44] you know put these kind of devices which are here and you can see each device has its own ID.

[00:06:50] Yeah. So if I put like 318 inside the system will recognize the ID of the box which is

[00:06:58] installed in the apartment and I can even select the number of relays because we can

[00:07:02] actually support up to 15 relays which means that we can open up to 15 doors with one device

[00:07:08] because some buildings have you know garages parking lots ramps maybe you know three doors

[00:07:15] to enter the apartment and so on. Yeah okay great. So once you've purchased the box

[00:07:22] you install the box and then you come to the dashboard and actually enter that box all

[00:07:27] the details for that property. Yes. That box for the doors. Yes. Okay okay and then you've got the

[00:07:33] list of your doors now then tell me you created that digital key quite manually you do integrate with

[00:07:42] PMS or I think on your website it says channel managers. Yes. What sort of integration is there

[00:07:47] and how automated is it? Yeah so we provide API which is up to the newer standards so

[00:07:54] anybody can integrate it and we have already integrations with channel managers property managers

[00:08:00] even sports centers and so on. So yes it's really easy to connect like you know it's a standard

[00:08:07] in the industry so no problem there. Yeah okay so when you created the you just created the

[00:08:13] guest user when you have cleaners do you allocate a key for the cleaner and then

[00:08:21] you always know when the cleaner is coming in or out? Yes yes we allocate a digital key

[00:08:28] so the cleaner can get a notification and we always know when the cleaner enter the apartment

[00:08:34] so we are sure that apartment is being cleaned. Yeah now one of my questions is when you have

[00:08:40] a guest that's registered for the booking right for example you're getting the booking information

[00:08:44] from a channel manager or from your website and you have that guest let's say there are four

[00:08:50] people staying in the apartment how do the other three guests get access to a key?

[00:08:57] Yeah so we can create four digital keys or they share their own key because it can be copied and

[00:09:03] shared with each other. Right so it's like a physical key but you know you can multiply it

[00:09:09] really easy with digital. Okay yeah so if I get my code sent to me on WhatsApp I can forward

[00:09:14] that to the other guests and they all have access. So how is this key allocated? Is this

[00:09:19] key allocated to a mobile phone and then the mobile phone can share what they share how they want?

[00:09:25] You can actually copy the link because you know each time that I'm sharing the digital key is

[00:09:30] basically an encrypted link and this link you know can be shared in any channel it's like

[00:09:37] copying our website link. Okay so that means if the cleaner if there's a group of cleaners

[00:09:42] and one has been allocated to clean a property the key can be shared with the new cleaner

[00:09:47] so that's all right staring the thingy. Okay and we can anytime cancel the old key because you know

[00:09:53] all the time when we are creating a new key the new code is generated which is again unique

[00:09:58] so the old code doesn't work anymore. Yeah so when you are pulling in a booking from channel manager

[00:10:06] it's automatically it's set for when the guest arrives and it turns off it deletes itself

[00:10:13] on day of checkout. Yes okay and then you can override it as the property manager if they want

[00:10:18] a late checkout or something. Okay so that's all automated and what about can you set notification

[00:10:25] so let's say I want to know that my guest is actually in the door can you set notifications?

[00:10:30] Yes you can send it to email or or WhatsApp or or any other channel you want. Once the

[00:10:36] guest has initiated that first door open. Okay yes great and so one of my issues I have with

[00:10:44] smart locks is that the question two questions do you need Wi-Fi to open the front door to open

[00:10:52] the door do you need Wi-Fi? Well we our devices first of all you know it's an IoT device which

[00:11:00] means that it can be connected directly to the lock without you know being installed inside of the

[00:11:06] keyhole inside of the cylinder. Yeah and this device has three options Wi-Fi connection it can have

[00:11:13] like PoE power over internet which means directly internet cable into the our device

[00:11:19] or we can insert a SIM card so we can support all the connectivity here so you know if some

[00:11:25] property doesn't have a good Wi-Fi we can make sure that they can have other options and not just

[00:11:31] that we can also we have also sensors inside which analyze Wi-Fi because some guests you know we say

[00:11:37] like Wi-Fi devices or routers are you know devices from hell and and you know they have a lot of

[00:11:43] problems with them and you know you have buildings where there are like you know 100

[00:11:48] interventions from other signals because some company maybe is sharing the office in

[00:11:53] that building and it has really strong routers and then maybe a neighbor and so on so it can be a lot

[00:11:58] of interference and this device can learn that and you know say focus on that one that works which is

[00:12:05] you know the owner's one. Yeah can you can you stop sharing screen I just want to keep having a chat

[00:12:09] I want to see you. Yeah sure. Okay so the thing the question is though if the guest is walking

[00:12:15] to the building and they've just arrived in a foreign country and they don't have data on

[00:12:20] their phone do they need data on their phone to go unlock? Yes yes they do and you know we are a

[00:12:27] company who is ready for the future and we believe you know that data shouldn't be a problem anymore

[00:12:32] even now today and especially not in the future because you know if I can go to US

[00:12:37] and have a couple of geeks you know or I can pre-purchase you know some some data plan

[00:12:42] before I go there anybody can do that so it shouldn't be a problem anymore. Yeah okay

[00:12:47] and all the cities usually they have like free wifi hotspots and so on. Okay now the other question

[00:12:53] is and this is the one that freaks me out the most because I always have this issue

[00:12:58] if your phone is flat so would you still advise people to have a key in the flat anyway for the

[00:13:05] for the guest you know they can always keep it on themselves for emergencies because that's

[00:13:09] what I would do because I don't I can't rely on my phone having battery when I'm arriving.

[00:13:15] We advise our customers to keep the keys in the apartments also for the elderly guests because you

[00:13:20] know not everybody has a smartphone right so in that case you know you still need to let know

[00:13:26] the host that you need a key right at certain point right so you call them and they can open

[00:13:32] the doors for you remotely so you can enter the building enter the apartment and then from

[00:13:35] that moment on you can use the keys and yeah okay good we still have the old-fashioned

[00:13:41] stuff as well for the oldies yes all the ones with whose battery dies on their phone okay now

[00:13:47] just one question out of curiosity so with these smart locks if I've got the thing on my phone

[00:13:53] how far away can you be to unlock the door I know I noticed on your example the front door

[00:13:59] only stayed open for four seconds but what is the range for these boxes and that thing on

[00:14:05] your phone the link on your phone just out of interest yeah it's I would say indefinite I mean

[00:14:12] it can be you can be in Sydney Australia and open the door in in Europe or the other way around

[00:14:17] it doesn't matter and you know because it's it's not a smart lock it's like a clicker like so we

[00:14:23] work on relay technology which means that it can be opened in one second so if you click

[00:14:28] in Sydney the door will open now because we use you know different architecture in our servers

[00:14:33] you know combining you know Australian ones with European ones so basically if a guest is located

[00:14:39] and with geofence you know it says it's in Europe it will use the nearest server site

[00:14:44] and it will unlock the door in one second okay that's great now one thing that I did mention to

[00:14:51] you before we started was the guests get sent the link via text or WhatsApp or what have you

[00:14:57] and you don't have an app so my point to you when we discussed earlier was that

[00:15:05] I don't want to be fishing around through my text or my WhatsApps to find the link when I'm going

[00:15:09] to the front door but you have a solution for that so can you explain that yeah first the

[00:15:15] solution is of course you know when you get the link you can actually save it on your let's say

[00:15:21] phone like like on a home screen you know you can just you know every browser has this

[00:15:26] option you know share it and you can just share it on your home screen and it will appear as an app

[00:15:32] although it isn't it's just a link with the picture and you click it and you can open

[00:15:36] the door and you don't have to like you know search for it the second thing is you know

[00:15:41] when we started developing gringo we talked to many many you know hosts and I was also you

[00:15:47] know a host still am and you know what people said the first thing to us is don't develop

[00:15:53] just another app because you know they we have integrations with Airbnb booking etc and channel

[00:15:58] matters so they already use those kind of apps not just another app and I think frustration is great

[00:16:03] from the guest when it comes in front of the building and figure out okay now I have to download

[00:16:06] the app register an account and they and you know imagine if there is like a wind and pouring

[00:16:12] heart rain outside of the building and you're just standing there and doing that so it's

[00:16:17] it can be an item if the guest okay so let's say I used to send my arrival instructions one week

[00:16:24] and then two days before arrival can I send the guest the link two days before arrival it won't

[00:16:31] unlock the door obviously but can they save that to their home screen already before they've arrived

[00:16:37] okay great they will just get like a beautiful notification and say this is the digital key which

[00:16:42] does not yet work it will work in in the future and says date when and where and they can still save

[00:16:48] it because it's still a link but it doesn't let them to show the door yeah okay now what about if

[00:16:54] is there a link on there that says hey we're here early you know I know checking is that too but

[00:16:59] well I plain landed early and you know can we get in is there a way on that page that they

[00:17:04] can get in touch with you if there's a problem yeah they can call us you know or they can call

[00:17:10] landlord or a host yeah and then they had to manually change the timing yeah okay but but it's

[00:17:17] possible but I'm saying is the contact detail on that screen with the link is yes easy great great

[00:17:22] great okay now the ringer box that you showed us before that box is what gets installed inside

[00:17:30] the apartment right now that needs a few parts right so it needs wi-fi yeah yeah it needs wi-fi it

[00:17:40] needs electricity so basically it needs to be connected to the power and at the same time we

[00:17:45] can connect it to the door lock it doesn't matter which kind of door lock you have you can have a

[00:17:50] classic one you can have electric one you can have a magnetic one it can be even sliding door

[00:17:56] for us it doesn't matter because this device can actually fit to all and at the same time it can

[00:18:01] be also connected to intercom system and here it goes again we are totally independent because it

[00:18:06] can be like 30 years old intercom or the newest one which are you know really complex visual and sound

[00:18:12] recognition all that stuff and we can open any lock and any intercom system

[00:18:19] so it runs on power as opposed to batteries because a lot of these ones run on battery so this is

[00:18:24] power so my question is if there's a blackout i've been experiencing a lot of blackouts here so that

[00:18:30] was my question if there's a blackout how long does it take for that box to reset or does it have to

[00:18:36] reset when the power comes on i mean yeah it's seconds okay yeah yeah okay no you this is a

[00:18:45] really simple device you know it's only like a couple of electronics inside nothing i think

[00:18:51] really complex because we only call this a bridge between the door and our you know cloud and you

[00:18:57] know we say that we are a software company not even a hardware company because 90 percent of all our

[00:19:01] solution is is software and this is just a bridge for now because we believe that in the future

[00:19:06] everybody will have you know smart doors digital doors because you know we have a smart home

[00:19:10] and you know in the future everybody will have already connected door to certain cloud

[00:19:15] and at that point we're going to just be an let's say operating system mm-hmm oh my god door

[00:19:22] door operating system one question that you mentioned that about smart doors i did see on

[00:19:26] your website about smart doors and opening your door without taking the phone out of your pocket

[00:19:31] now is that something really that's for private use for homes for the owner or can the guests do

[00:19:36] that too no the guests can't do that no because at that point you need an app and that app

[00:19:42] needs to be installed in the phone on the phone so that's why it's more for homeowners yeah and and

[00:19:48] the technology behind it it's NFC new field communication and you need to just come close

[00:19:53] like up to 10 centimeters and door will recognize your id and we'll just unlock yeah in like one

[00:19:59] second yeah because i it was a little while ago but i sort of realized that hey these smart locks

[00:20:05] we can use them for ourselves it's not just for guests oh i like these hands-free bags

[00:20:10] hands full with shopping bags and you can open them with your hips yeah great exactly okay now

[00:20:16] you mentioned online check-in now in Australia i never had to do you know take your passport copies

[00:20:23] and things like that and send them to the police is that the sort of thing that you're talking about

[00:20:27] with the online check-in is it documents yeah in europe and especially let's say in Slovenia we have

[00:20:33] street tools you know gdpr and you know you cannot really take a copy of a password you cannot you

[00:20:41] know keep a copy of a passport so we have here are authorities that can offer your api and we have

[00:20:48] integration with some of them and you know we sent basically an online form which guests

[00:20:56] you know fills in in his own privacy and those data gets automatically directly to the

[00:21:03] to the authority so we don't see it we don't keep it we don't manage it we don't make copies

[00:21:09] it's directly to the police to the authorities appropriate authorities and that's it

[00:21:14] so if the booking comes through on a channel manager or whatever the booking comes through

[00:21:19] at what point does the guests get notified that they need to do this yeah when you set

[00:21:24] managers channel managers can even have their own solutions many of them already do you know this

[00:21:30] our online solution is online checking solution is more for hosts who don't have like one or two

[00:21:35] apartments and don't use a channel manager yeah but yeah they can they can send it with the digital

[00:21:40] key or separately and they can decide when or how many days before the arrival and so on okay oh

[00:21:47] so with the digital key it's not not too late no okay okay well i suppose it's just a recording

[00:21:52] of it okay well we're going to move on with the other questions what is your unique selling point

[00:21:58] do you have one yeah i i believe we have three actually yeah um because you know a lot of you

[00:22:05] know let's say companies for offer you know access control to the accommodations they offer different

[00:22:13] solutions like from smart logs from you know uh different appliances to open doors you know

[00:22:19] sinkers sink devices with intercoms but in the end you know me also as a host i tried many because

[00:22:26] i was looking for this kind of solution and just then just decided you know that opportunity is too

[00:22:30] big to to miss it to miss on out on it so we started developing the iot device which can be

[00:22:37] you know in our i think the greatest advantage is that we can actually fit to all door

[00:22:41] or locks all intercom systems because you know this device can fit it doesn't matter which

[00:22:46] kind of system you're using because everything that has electricity we can open it um and i think this is

[00:22:52] the biggest advantage the second one is you know like i mentioned before uh wi-fi analytics because you

[00:22:58] know a lot of times you know people think because they just take wi-fi for granted and if it's not

[00:23:04] working and sometimes it's working but the signal is too weak you know probably when you try to

[00:23:09] google something with 3g signal on your phone it just doesn't work it's the same with these

[00:23:13] devices right so we have this inside we measure we analyze and our device learns so basically kind of

[00:23:19] small ai inside that can make your experience much better and we are all about the experience

[00:23:25] and the third i would say it's subscription because we we are a business model with subscription

[00:23:32] and not just you know that we want to have like repetitive revenue we are not charging for hardware

[00:23:39] so basically you get this for free and if something gets wrong with any device you get a new one so

[00:23:44] there is no new versions there is not like with smart box right so now we have this bluetooth device

[00:23:50] which works with you know this technology and this and then it's on version four and you have to

[00:23:54] buy a new one no with us it's always the same and if there is a necessity for a new one we send

[00:24:00] you a new one and we replace it so you always are you know in let's say uh in touch with

[00:24:07] the newest trends new technologies all the time so that is all about the subscription right and we

[00:24:12] also offer support on location because always we hire a professional to come and install this

[00:24:18] so the experience must be really really seamless and not just that we also understand how you know

[00:24:23] some hosts are working because we have professional hosts who are working like all year around

[00:24:28] and we have you know let's say opportunity hosts uh you know when there is like a big concert

[00:24:34] in the city or like olympics now in paris and everybody wants to rent their apartment right now

[00:24:39] and all the families are moving out so they can actually earn some more money we have a plan for

[00:24:44] that so you can have like uh like a seasonal pause you can you can rent from you know today to

[00:24:50] tomorrow and then stop we have a paper use subscription yeah yeah so that's basically

[00:24:56] one of my questions about how much does it cost so you've got the two choices you can have it

[00:25:01] all the year round pay monthly and you can have a pay as you go if you just rent for you know a

[00:25:06] short time in the year or sporadically through the year you just pay for when you use it so can you

[00:25:11] give us an idea of the pricing then of the per month for the year or the the the other sporadic

[00:25:17] one so maybe first just about you know our profile uh of the customers uh because you know

[00:25:23] we serve 70% Airbnb hosts and let's say 30% are the rest like sports centers home owners

[00:25:29] and so on so you know our price range is basically from one euro a month so with no

[00:25:36] hardware costs just one euro a month for home owners you know those who are having you know

[00:25:42] personal digital keys for the family you know to see when the teenager is coming back from

[00:25:46] school and get an notification about it and so on and then we have up to 60 euros per month

[00:25:51] you know for let's say fitness centers who have 500 members which means 500 digital keys

[00:25:56] being used almost every day right so let's say Airbnb host is around 30 euros per month which

[00:26:04] we calculated approximately like one euro per day or you know per guest which is I think in our case

[00:26:12] really fair yeah yeah that's great and is there then okay so the box is free you do have to pay

[00:26:20] for installation but of course you know if there's a power and it's got to connect

[00:26:25] to the door and the intercom then you know you would want the installer and you would arrange

[00:26:30] the installer in whatever city you're in so they know what they're doing okay yes we are building

[00:26:35] you know the huge network of partners wherever we go you know in right now you can actually order

[00:26:41] it I don't know in Mexico and we will find an appropriate partner there in no time because

[00:26:46] you know we are always you know expanding our business and so far we haven't had any problems

[00:26:51] you know because people like more business and if you offer more business people will grab it

[00:26:55] yeah yeah now I'm also I forgot to double check when you were sharing the screen but if I was to get

[00:27:02] that link from you and share it I mean share keep it on my homepage because I want the key

[00:27:07] easy access what does that icon look like is that my brand or yours it's our brand it says like a big

[00:27:15] r because you know it's like favicon which you put also on the website yeah and then copies that data

[00:27:21] and saves it as an application but of course you know we are open also to white label so yeah if you

[00:27:28] are a company that manages multiple accommodations you know and you would like to have a you know

[00:27:33] white label of course this is also possible you can accommodate that great or you can make it

[00:27:38] happen good good good okay so um you you did touch on you know the different locations

[00:27:44] like Mexico so your um your users your your property manager the hosts they can be anywhere in the world

[00:27:50] just global yeah yeah okay great now then also given that you give them the box for free they have to

[00:27:58] pay for installation and they're paying as as you go or monthly is there a contract

[00:28:04] um for flex users because we have two plans like pro and flex for pro is a contract which is a

[00:28:10] minimum one year and at that point you know they can they can cancel anytime but for flex users

[00:28:15] there is no contract you know they just pay for the first installation and you know at that point

[00:28:21] they can use it whenever they want yeah okay great look i've come to the end of the usual

[00:28:28] questions was there something that we didn't touch on about ringo that we should know

[00:28:32] hmm um good question i saved the best for last

[00:28:40] huh what is important why would i use your product why would i use so you know good question

[00:28:49] you know because uh you know if you are fed up you know uh if you have multiple properties let's

[00:28:53] say and you have different doors you know you have armor doors on on some location and

[00:28:58] on some classic doors and you know at certain point you need to use like uh mobile data and

[00:29:03] it's in certain point like you need to use a wi-fi and at a certain point you need you have like a

[00:29:07] garage door or a parking door fence or something if you have if you want to have like one solution

[00:29:13] to cover it all then ring goes for you because you know no more headaches no more different

[00:29:18] solutions no more you know battery checkups if if one goes out and we have to charge

[00:29:24] that one and and so on so it's like all in one solution that can take care of take care of any

[00:29:31] entry then ring goes for you okay i've got one more question so you were talking about uh channel

[00:29:37] managers and you're saying that the majority of your users are airbnb hosts so airbnb hosts aren't

[00:29:44] usually on channels channel managers sorry so are you integrated with airbnb so if i have a

[00:29:50] property and i get a booking from airbnb will that go seamlessly through we are in the process of

[00:29:55] integration not yet finished but in the process uh but when i say airbnb user uh host i actually mean

[00:30:14] different booking platforms and you know yes you can have one apartment and not using a channel

[00:30:21] manager or you can have a channel manager and have multiple apartments so it's just you know the term

[00:30:27] that everybody knows and we are you know sticking to that term so anybody can understand it really

[00:30:32] quickly yeah but you're not integrated with any pms yet oh we are we are integrated yes just

[00:30:39] just not you know with really famous ones i maybe i can give you like one name from uh

[00:30:45] which is called host fully uh yeah if you know it okay yeah that's what that's the one otherwise we

[00:30:50] all work with many others but i think the host fully is the most famous one for now okay well
